Improved Liveability SDA Housing
Improved Liveability is an NDIS Specialist Disability Accommodation design category for participants with sensory, cognitive, or lower physical support needs. Care Assure provides Improved Liveability SDA homes across South Australia and Tasmania.

What is Improved Liveability SDA?
Improved Liveability is one of four Specialist Disability Accommodation design categories set by the NDIS. It is designed for participants with sensory, cognitive, or intellectual disability, and for those with lower physical support needs who still require a purpose-designed home.
While the other categories focus on physical access or resilience, Improved Liveability focuses on how a home helps a person understand and navigate their space. Better lighting, clear sight lines, good acoustics, and features that aid orientation make daily life easier for people with vision impairment, cognitive disability, or sensory sensitivity.
Improved Liveability is one of the four categories explained on our Specialist Disability Accommodation hub. The category funded in your NDIS plan determines which homes you can move into.
Improved Liveability SDA Features
Improved Liveability homes are built to NDIS requirements, focused on sensory support, orientation, and ease of use. These are the features that define the category.
- Improved lighting: Higher levels of natural and artificial light that support people with low vision and reduce disorientation.
- Clear lines of sight: Layouts that let a resident see across and through the home, aiding orientation and reducing anxiety.
- Good acoustics: Sound control that supports people who are sensitive to noise or who rely on hearing to navigate.
- Clear wayfinding: Contrasting colours, clear signage, and intuitive layouts that help a resident orient themselves.
- Reduced sensory strain: Finishes and design choices that avoid over-stimulation for people with sensory sensitivity.
- Higher-grade fixtures: Better-quality fittings than standard housing, designed for durability and ease of use.
Every Care Assure Improved Liveability home is enrolled with the NDIS as Improved Liveability and built or modified to meet these requirements.

Improved Liveability SDA Criteria
Improved Liveability is funded for participants who meet specific NDIS criteria. It is likely to be the right category for you if the points below describe your situation.
- You have a sensory, cognitive, or intellectual disability that a purpose-designed home would help
- You have vision impairment and benefit from better lighting and clear sight lines
- You are sensitive to noise or over-stimulation and need a calmer sensory environment
- You need features that aid orientation and wayfinding to live independently
- You do not need the wheelchair access, hoists, or reinforced design of the other categories
Improved Liveability must be the design category named in your NDIS plan. If you are unsure which category you are funded for, or your needs have changed, our team can help you understand your options before you apply.

How Support Works in an Improved Liveability Home
SDA funds the home itself, including all the Improved Liveability design features. It does not fund the support workers who assist you inside it, which are funded separately.
Daily support in an Improved Liveability home is funded through Supported Independent Living or your Core Supports budget. Care Assure can provide that support with registered nurse oversight, or you can use another provider. Our team explains what each home includes.

How Improved Liveability Differs from the Other SIL vs SDA Design Categories
There are four SDA design categories. Improved Liveability focuses on sensory and cognitive support rather than physical access or resilience. The category funded in your plan reflects your specific assessed needs.
| Design Category | Built For | Key Feature |
|---|---|---|
| Improved Liveability | Sensory, cognitive, or lower physical needs | Better lighting, sight lines, orientation |
| Fully Accessible | Significant physical impairment | Wheelchair accessible throughout |
| High Physical Support | Extreme functional impairment, specialist equipment | Hoists, backup power, automation |
| Robust | Complex behaviours, need for a secure home | Reinforced, resilient, impact-resistant |
