SDA Design Categories Available from Care Assure in SA
Every SDA property is enrolled under one of four design categories. Care Assure offers all four in South Australia:
- Robust SDA (SA): Reinforced homes designed for participants with complex behaviours. Care Assure has Robust SDA properties in multiple Adelaide suburbs, including Elizabeth Downs, Christie Downs, Smithfield, Salisbury, and Reynella. Strong materials, secure layouts, and specially trained support staff.
- High Physical Support SDA (SA): The highest specification category. Includes ceiling hoists throughout, backup power for life-sustaining equipment, automated doors, and full wheelchair access. Available at select Care Assure Adelaide properties.
- Fully Accessible SDA (SA): Full wheelchair access throughout, wider corridors, turning circles, accessible bathrooms, and level access. For participants with significant physical impairment.
- Improved Liveability SDA (SA): Enhanced design for participants with sensory, cognitive, or intellectual disability. Better lighting, reduced noise, improved layouts. Available in Adelaide.

Specialist Disability Accommodation (SDA) in South Australia
Specialist Disability Accommodation (SDA) is purpose-built or significantly modified housing funded by the NDIS for participants with extreme functional impairment or very high support needs. In SA, SDA is concentrated in Adelaide but is increasingly available in larger regional centres.
The NDIA pays an SDA contribution directly to the registered SDA provider. The participant pays a Reasonable Rent Contribution, typically around 25% of the Disability Support Pension plus Commonwealth Rent Assistance, meaning the cost to the participant is significantly below market rent.
SDA in SA must be provided by a registered NDIS provider enrolled with the NDIA. Care Assure holds current SDA registration and has enrolled properties in Adelaide and surrounding areas across all four SDA design categories.
SDA Eligibility for SA Participants
SDA is not available to all NDIS participants. Only participants who meet both of the following criteria are eligible:
- Extreme functional impairment or very high support needs: The NDIA must determine that your disability creates a level of functional impairment that requires specialist housing features to be safe and supported at home.
- SDA improves your housing outcomes: The NDIA must determine that living in SDA is likely to produce better outcomes for you than alternatives. This is assessed through your functional capacity assessment and OT report.
Approximately 6% of NDIS participants nationally qualify for SDA. In SA, the NDIA publishes quarterly SDA demand data showing how many SA participants are assessed as SDA-eligible and which design categories are in the highest demand.

2026 NDIS Reforms: What SA Participants Need to Know
From July 1, 2026, the NDIS Commission requires all SIL providers to hold current NDIS registration. Unregistered SIL providers can no longer deliver NDIS-funded SIL supports after this date.
This change affects SA participants who are currently using unregistered SIL providers. If your current SIL provider is not registered, you will need to transition to a registered provider before your funding is affected. Care Assure holds current NDIS registration and is fully compliant with the 2026 registration requirements.
The 2026 planning framework also introduces more consistent assessment tools for building NDIS budgets, which may affect how SDA and SIL funding is calculated in your next plan. SA participants are encouraged to speak with their support coordinator about how these changes apply to their specific situation.
NDIS Housing in Regional South Australia
Finding NDIS housing outside Adelaide presents different challenges than in the metropolitan area. Vacancy rates in regional SA are lower, provider choice is more limited, and transport access becomes an important consideration in choosing a property.
