NDIS Provider in Adelaide - SDA and SIL Homes Across Adelaide
Care Assure is a registered NDIS SDA and SIL provider in Adelaide, South Australia. We deliver Specialist Disability Accommodation across all four design categories: Robust, High Physical Support, Fully Accessible, and Improved Liveability, alongside Supported Independent Living homes across greater Adelaide.

Specialist Disability Accommodation (SDA) in Adelaide
SDA is funded through the Capital Supports section of your NDIS plan. The NDIS pays an SDA contribution directly to the registered provider. Participants pay a Reasonable Rent Contribution of approximately 25% of the Disability Support Pension plus Commonwealth Rent Assistance. There are no bonds or upfront costs.
Adelaide's SDA market has grown steadily since the NDIS rollout. There are currently 19 registered SDA providers operating across Adelaide and the surrounding areas. Care Assure operates SDA homes in multiple Adelaide suburbs spanning all four SDA design categories, with ongoing development of new HPS and Robust properties reflecting the strongest demand in the Adelaide market.
SDA funding rates are set by the NDIA annually in the SDA Pricing Arrangements. Higher-specification design categories, particularly High Physical Support, attract higher funding rates. Your support coordinator can confirm which design category and building type your SDA funding covers.
NDIS Housing Options in Adelaide
NDIS housing in Adelaide covers four main support types, each funded differently under your NDIS plan:
- SDA (Specialist Disability Accommodation): Purpose-built homes funded through Capital Supports for participants with extreme functional impairment or very high support needs. As of 2026, Adelaide has 19 registered SDA providers.
- SIL (Supported Independent Living): Daily support workers funded through Core Supports for participants living in any shared or individual home. SIL is far more common than SDA; most Adelaide NDIS participants in shared housing receive SIL.
- STA (Short Term Accommodation): Temporary all-inclusive stays for respite. Covered under Core Supports. Care Assure provides STA across Adelaide.
- MTA (Medium Term Accommodation): Transitional housing for up to 90 days while waiting for permanent SDA or SIL placement. Covers accommodation only.
Care Assure provides SDA, SIL, STA, and MTA from our Adelaide homes. The decision about which support type applies to your situation depends on your NDIS plan and your functional assessment. A support coordinator can help you determine which applies.

SDA Design Categories: Care Assure's Adelaide Properties
Every SDA property is enrolled under one of four design categories. Care Assure has Adelaide properties across all four. The category in your NDIS plan determines which properties you can access.
Robust SDA (Adelaide)
Robust SDA is designed for participants with complex behaviours who require a safer and more secure living environment. Reinforced walls, doors, and fixtures help reduce damage, while secure layouts minimise escalation risks. Care Assure offers Robust SDA homes across Adelaide, including Elizabeth Downs, Christie Downs, Salisbury, and Smithfield, with specialist-trained staff providing positive behaviour support and safe, person-centred care.
High Physical Support SDA (Adelaide)
High Physical Support (HPS) SDA is designed for participants with significant physical disabilities who require 24-hour care and advanced assistive technology. Features include ceiling hoists, automated doors, backup power, and full wheelchair accessibility throughout. Care Assure's purpose-built HPS homes in Reynella and Christie Downs provide safe, accessible living for participants with complex physical and neurological support needs.
Fully Accessible SDA (Adelaide)
Fully Accessible SDA provides complete wheelchair access throughout: wide corridors, full turning circles, accessible bathrooms with adult-sized equipment, and level access from entry to every room. Suitable for participants with significant physical impairment who need wheelchair access as a constant requirement but not necessarily 24-hour care.
Improved Liveability SDA (Adelaide)
Improved Liveability SDA uses an enhanced design for participants with sensory, cognitive, or intellectual disabilities. Better lighting, reduced noise, improved spatial layouts, and sensory-friendly design elements support participants who need a different environment rather than physical accessibility modifications. Available across multiple Adelaide suburbs, contact Care Assure for current Improved Liveability availability.
Current NDIS Housing Vacancies in Adelaide
Care Assure's Adelaide SDA and SIL vacancies are listed on our properties page, including the suburb, design category, bedroom count, and current availability. Robust and HPS SDA vacancies in Adelaide receive the highest enquiry volume. If you are interested in these categories, contact our team as soon as possible.
Supported Independent Living (SIL) Housing in Adelaide
Supported Independent Living (SIL) is the most common NDIS housing support in Adelaide. It funds the support workers who assist participants day-to-day in a shared or individual home.
Care Assure's Adelaide SIL homes are operated with a registered nurse overseeing each care plan. The nurse writes initial care plans, reviews them when participants' needs change, and provides clinical governance for the support workers delivering daily care. This is not standard across all Adelaide SIL providers.
Adelaide SIL homes are located across multiple suburbs, including Parafield Gardens, Walkley Heights, Hillcrest, Davoren Park, and Mount Barker (in the inner hills region). Participants in our SIL homes can choose their support worker from Care Assure's trained team, build routines that match their goals, and live with housemates who are compatible in terms of lifestyle and support needs.
All Adelaide SIL providers must be registered with the NDIS Quality and Safeguards Commission. Care Assure is fully registered. If you are currently with an unregistered SIL provider in Adelaide, your funding may be affected after this date.

What Adelaide Participants Need to Know
The biggest change to Adelaide's NDIS housing market in 2026 is mandatory SIL provider registration, which takes effect from 1 July 2026. From this date, all providers delivering NDIS SIL in Adelaide must be registered with the NDIS Quality and Safeguards Commission.
What this means for Adelaide participants:
- If your SIL provider is unregistered: Contact them to confirm whether they have applied for registration. If they are not registered by 1 July 2026, your SIL funding cannot be paid to them after that date.
- If you need to switch providers: Care Assure is registered and can support a transition into one of our Adelaide SIL homes or an in-home SIL arrangement. The transition process typically takes 2-4 weeks.
- For support coordinators: The NDIS Commission maintains a register of approved providers. Verify your participants' SIL providers are registered before 1 July 2026.
Care Assure is fully compliant with the 2026 registration requirements and has been NDIS registered since our founding. Our NIISQ registration is an additional quality signal that goes beyond the minimum NDIS Commission requirements.

How to Access NDIS Housing in Adelaide

Check whether your plan includes SDA (Capital Supports) or SIL (Core Supports). Your plan manager or support coordinator can confirm.

SDA needs a capacity assessment, OT report, and NDIA approval. Adelaide has 19 providers. Robust and HPS vacancies move quickly.

Browse Adelaide listings by suburb or SDA category, then call (08) 7071 9276 to book. Introductions to current residents available on request.

Our registered nurse prepares your care plan before move-in and coordinates with your existing provider for a smooth transition.
SDA Eligibility for Adelaide Participants
SDA eligibility is strict nationally. Only participants who meet both conditions are approved:
- Condition 1 — Extreme functional impairment or very high support needs: The NDIA must determine that your disability creates a level of functional impairment requiring specialist housing features for safety and appropriate support.
- Condition 2 — SDA improves your outcomes: The NDIA must determine that SDA housing will produce better outcomes for you than alternatives such as standard tenancy with home modifications.
Approximately 6% of NDIS participants nationally qualify for SDA. The NDIA publishes quarterly SDA demand data that includes SA-specific figures. If you think you may be eligible, the application process starts with your NDIS planner or LAC and typically requires an occupational therapist report.
Care Assure can discuss your situation informally before you formally apply for SDA. Early engagement means we can give you a realistic sense of which Adelaide design category and suburb may suit your needs and what our current vacancy timeline looks like.

Frequently Asked Questions (FAQs)
- What NDIS housing does Care Assure provide in Adelaide?
Care Assure provides SDA homes in Robust, High Physical Support, Fully Accessible, and Improved Liveability categories across northern, southern, and central Adelaide suburbs, including Christie Downs, Reynella, Elizabeth Downs, Smithfield, Salisbury, Davoren Park, Prospect, Parafield Gardens, Hillcrest, and Mount Barker. We also provide SIL homes with registered nurse oversight across multiple Adelaide locations.
- What SDA design categories are available in Adelaide from Care Assure?
All four: Robust (reinforced homes for complex behaviours, in Elizabeth Downs, Christie Downs, Salisbury, Smithfield), High Physical Support (ceiling hoists, backup power, in Reynella and Christie Downs), Fully Accessible (full wheelchair access throughout), and Improved Liveability (sensory and cognitive disability focus). Contact us to confirm the current vacancy status in each category and suburb.
- Am I eligible for NDIS housing in Adelaide?
For SIL (daily support in any home), you need Core Supports funding in your NDIS plan. For SDA (specialist housing), you must have extreme functional impairment or very high support needs, and the NDIA must determine that SDA improves your housing outcomes. Only about 6% of NDIS participants nationally qualify for SDA. Your NDIS planner or support coordinator can advise on eligibility.
- What does the 2026 NDIS SIL registration change mean for Adelaide participants?
From 1 July 2026, all SIL providers in Adelaide must be NDIS registered with the Quality and Safeguards Commission. If your current SIL provider is unregistered, your NDIS funding cannot be paid to them after that date. Care Assure is registered. Contact us if you need to transition from an unregistered Adelaide SIL provider before the deadline.
- Does Care Assure offer SDA and SIL from the same provider in Adelaide?
Yes. Most Care Assure SDA properties in Adelaide also have SIL support from our team. This means one provider manages both your specialist housing and your daily support workers, simplifying coordination, improving care continuity, and giving your team better oversight of your overall situation.
- How do I apply for SDA housing in Adelaide?
Start with your NDIS planner or LAC. Request a functional capacity assessment if you have not had one. An OT report supporting the SDA need is typically required. Contact Care Assure early before funding is confirmed so we can discuss which Adelaide suburbs and design categories may suit your plan approval, and add you to our interest register for upcoming vacancies.
- Does Care Assure offer short-term and medium-term accommodation in Adelaide?
Yes. Care Assure provides Short-Term Accommodation (STA/respite) and Medium-Term Accommodation (MTA) in Adelaide. STA is an all-inclusive temporary stay including accommodation, meals, personal care, and activities for up to 14 consecutive days. MTA provides accommodation-only for up to 90 days during housing transitions.
- What support services are included in Care Assure's Adelaide NDIS housing?
In SIL homes: daily living support including personal care, meal preparation, medication management, household tasks, community access, and overnight support where needed. All homes have a registered nurse overseeing care plans. In SDA homes, Care Assure also provides SIL in most properties, so participants have an integrated housing and support arrangement.
- How do I book a property inspection in Adelaide?
Call (08) 7071 9276) during business hours, Monday to Friday. Or send an inquiry through this page. Tell us which suburb you are interested in and, if applicable, your SDA design category. We arrange visits at a time that suits the participant, their family, and support coordinator. We can also arrange introductions to current residents, where everyone is comfortable with this.
- What makes Care Assure different from other Adelaide NDIS housing providers?
Three things: First, registered nurse oversight in every SIL home is not standard. Second, the breadth of our Adelaide SDA portfolio across all four design categories and 10+ suburbs means we can genuinely match participants to the right home, rather than offering a single option. Third, integrated housing and support from one provider in most properties reduces the coordination burden on participants and their families.
